APRIL PRESIDENT'S LETTER
April 1, 2011
Dear Member,
I hope this letter finds you well and you've been able to enjoy your club or you are in the process of making plans for a spring visit! The sun is shining, the flowers are blooming, and our amenities are in great shape!
As I mentioned last month, the Board has been considering several initiatives to capitalize on the relatively low utilization of our golf courses and increase golf revenue. After much deliberation and discussion with our committees and management staff, the following revenue enhancing ideas have been approved, as we believe the additional revenue will reduce pressure on future dues without unduly impacting Member accessibility to our courses.
A new 2:00 pm Community Member golf rate equal to 50% off of the peak Community Member rate (effective May 1, 2011)
A new 3:00 pm golf rate for rental guests, equal to 50% off of the current peak rate (effective May 1, 2011)
A "concierge rate" of $125 for those guests staying at select Charleston area hotels
Participation in the 2012 Charleston Tee Time Book (with certain restrictions) and 2012 Charleston Visitor's Bureau Golf Guide
Though the Club is financially healthy, the additional revenue and exposure that we expect to attain from these new initiatives will pay long and short term dividends, while minimizing impact on our members' experience. Also, the results of these initiatives will be closely monitored and if the Board feels Member impacts are greater than anticipated, or the revenue is insufficient, the initiative will be eliminated.
In addition to the above mentioned items, we have a tremendous opportunity to enhance the Island's visibility and Club revenues with the 2012 PGA Championship visiting our neighbor, Kiawah Island. A committee was formed in 2010, chaired by Ed Williams, to establish a direction and methods to make the most of this wonderful opportunity. While the committee won't make its final recommendations to the Board until next month, we've received many questions and have overheard many rumors with regards to the anticipated impact of this event to our Club and Members. Some Frequently asked questions and corresponding answers can be found on the next page. Please take a moment to review this information.
As many of you may know, the current Horizon Plan loan with Bank of America provides for renewal in 2013. With interest rates expected to increase in the coming years, the Board of Governors voted to lock in the basic component of a renewed loan's interest at 4.26%. It is anticipated that the secondary component, the bank's "spread", will be around 2%, giving us a locked in interest rate on the Horizon loan renewal (in September 2013) of approximately 6.26%. Currently, our loan interest rate is approximately 6.65%.
I look forward to another successful year at Seabrook Island Club and encourage you all to continue to support the Club through your use of our fantastic amenities and services!
Warm Regards,
Coby Van de Graaf
President

Tennis Mentoring Program
Our tennis mentoring program was launched this past winter and we are excited to announce the program continues for the Spring! Now is a great time to be on the court, and we have made adjustments to the program that make it easier than ever to participate.
For the Mentees
Just indicate an interest that you would like to have experienced players help you make the game more fun and rewarding. Whether it's just creating a better rally, hitting against more pace, or just a simple rules or etiquette question you need answered, we have a wealth of experience to draw from here at the Racquet Club. You may contact the pro shop, and we will add your name to the list of mentees. That's all there is to it! You will be contacted by the staff to help arrange a time to participate as well as the mentors you will be on the court with. There are no set times or dates and frequency will vary based on player needs and volunteer availability.
For the Mentors
We are looking for volunteers who are willing to donate maybe a few hours a month to help others with their tennis game. We have many newer players to the game that could greatly benefit from the skills and experience you have gained throughout the years. No coaching skills are required it's just an opportunity for players to gain experience on the court with other players with higher skills and more experience. Mike Kiser, Head Tennis Professional, can personally help prepare each mentor prior to getting on the court.
We hope to maintain an ongoing and ever changing roster of mentors and mentees to participate and hope each of you find this program both fun and rewarding.
Customized Camps for Non Resident Members
This program is designed for team captains and non resident members who are interested in bringing a group to Seabrook Island.
Any group with a minimum of 4 players participating in 4 or more hours of camp instruction qualifies the captain/organizer for a free instructional camp! Please contact Mike Kiser, Head Tennis Professional, for details on this new program.
2012 PGA Championship Frequently Asked Questions
Generally speaking, what does the Club want to get from the 2012 PGA?
In short, profitable revenue and island visibility. The 2012 PGA will be the biggest golf event in South Carolina history and having this event located in our area presents a tremendous opportunity to introduce Seabrook to those unfamiliar with the Island.
Is the Club involved with the tournament in any way? How can I get involved?
We're fortunate enough to be the "marshalling club" for hole #1 at the PGA! A call for volunteers has been communicated for the past several weeks and the response has been extremely positive. If you're interested in learning more, contact Brian Thelan at bthelan@discoverseabrook.com.
Since we're going to maximize golf revenue, will the Club be open to more outside play during the week of the PGA?
During the time surrounding the PGA (August 4-12), yes, we will be accepting tee times for outside play, but these times must be guaranteed with a credit card at the time they are booked.
If the Club is going to drive golf revenue, will we be charging a premium?
We will be charging a rate no lower than our full mid-season rate, as we expect a significant amount of outside play from tournament patrons, corporate sponsors and their guests. Based on information that other courses in our area will be charging their normal rate, we felt we should follow a similar practice. Our exact rate structure for this time period has not yet been determined.
Will members and members' guests still be able to play? What about my rental guests?
Yes, we will still be open for play for members, guests of members and rental guests, but we are anticipating being much busier than usual, as we will be trying to maximize use of our courses and related revenue at this time, so space will be limited. Member groups (MGA, SILGA, etc.) will be asked to be postponed during this time (August 4-12) in an effort for us to maximize revenues, thus contributing towards our ongoing efforts to keep dues as low as possible.
Will advance tee times be available?
In order for us to maximize our golf revenues, we are asking for members to abide by the regular tee time booking policies for the time period of August 4-12, 2012. However, we will be accepting tee times for visitor play as early as they would like to make them during this time period, so long as they are guaranteed with a credit card immediately upon booking. Because of the advanced plans that many visitors will be making for this week, we want to do our best to accommodate them.
What is the predicted revenue associated with this week for the Club?
At this time it is difficult to say, but conservatively speaking, if all goes as anticipated, we could see additional revenues for this week in excess of $175,000.
How does this revenue benefit me as a member?
As with all revenue generated by visitors, this revenue helps fund the cost of the Club operation, which does have many fixed costs. Very little additional staffing and expense is associated with this additional golf revenue, which means an even bigger impact to positively funding the operation, thus keeping dues as low as possible. For every $100,000 in profit, that's 1.5% less in dues that the Club requires to fund the operation.
How will the Beach Club be affected by this additional traffic? Will amenity cards still be required?
An amenity card will still be required to access the Beach Club. Our intent is to continue to operate that area under normal policies and procedures; primarily for our members and rental guests.
What will traffic on the Island be like?
Heavier than usual, but impossible to predict. If we had to guess, it will be a lot like the week of July 4th .
What kind of marketing effort is or will be underway?
A marketing plan is being put together now in time for the 2012 budgeting process, which will begin in September. More to come...
Is there any group business that has already been booked for this week? Is any more predicted?
Yes, a large group in the Atlantic and Carolina Rooms has been booked for most of the week of the PGA. This is a great piece of business and brings with it many potential future property owners from the Chicago area. We hope to book the Palmetto and Deveaux Rooms as well. Bohickets is usually closed during the summer months, but we're considering opening it for lunch the week of the event so our members and guests have an additional dining venue available. This decision will be made by January of 2012.
I usually don't rent my home. Will there be an opportunity to do so? How much could I expect to make? Who should I talk to about this?
For those club members who don't normally rent their property to island visitors, a rental fair is being held on May 4th in the Atlantic Room from 5:00 pm to 7:00 pm. Companies in the rental property business on Seabrook Island will be available to answer questions and provide information to those interested in renting a property during the week of the PGA. Though predicting demand and income is difficult, the rumors of exorbitant amounts (some as high as $50,000) for properties aren't very realistic. According to some rental companies, one can expect to receive high season rates.
Will my rental guests' experience be affected by any changes this week?
If they're primarily using the Beach Club, no, they will not be affected, other than the fact that it should be pretty busy. If they want to play golf, then it's possible they could be impacted by two golf courses that we're hoping will be extremely busy. Because this is a golf event, we don't predict there will be a significant impact on tennis, but there could be a little additional play on our courts.
